Getting your home ready to list

Buyers who have been looking for a while know exactly what they want. Preparation matters more than staging tricks, and this is the list we work through with every seller before the photographer arrives.

Outside first

  • Clear gutters and drains; a wet step is the first thing a buyer notices.
  • Trim back anything blocking windows so the rooms photograph bright on a grey day.
  • Have the roof and any wood decking looked at now rather than during an inspection.

Inside

  • Service the furnace or heat pump and keep the receipt with the listing documents.
  • Light every room for afternoon showings.
  • Gather permits, warranties and, for a strata, the minutes and financials, so questions get answered the same day.

Pricing

We price against recent sales of comparable homes, not against what is currently listed. If you would like that review for your home, get in touch.
