Reading a strata package without losing a weekend

A strata package can run to hundreds of pages. Most of what matters is in four places.

Minutes

Read the last two years of council minutes for anything that repeats: water, noise, a repair that keeps being deferred.

Financials

The contingency fund and the recent depreciation report tell you whether the building has been saving for the work it knows is coming.

Bylaws

Rentals, pets, renovations and short-term stays are governed here. Read them against how you plan to live.

Engineering

Any building envelope or mechanical report is worth reading in full, including the recommendations that were not acted on.

We read every package with our buyers and mark the pages that need a question. Ask us to do the same for yours.
